Curative Title Services – Fee Schedule
You MUST SUBMIT a full title report to us with commitment requirements for a no-charge review. Files submitted without a full title report and commitment will be charged a $500 title report package fee prior to acceptance review.
(Nationwide Services)
All fees outlined below apply to curative title matters accepted by Alliance. Fees are earned based on work performed and do not guarantee a successful cure, closing, or conveyance.
Curative File Opening Fee
$5,000 (Non-Refundable if file is accepted)
Due upon acceptance of the file
Includes up to 20 hours of in-office title agent and examiner work
Does not include attorney fees, court appearances, or out-of-office work
If the file is not accepted, no opening fee is due

Additional in-office work beyond 20 hours:
$200 per hour
Out-of-Office Curative Work
Applies to work performed outside the office, including court appearances, on-site document retrieval, meetings with signors, agencies, or third parties.
Title Examiners / Curative Staff: $250 per hour
Attorney Fees
$450 per hour, plus applicable court costs, filing fees, and legal expenses
Attorney rates may increase depending on jurisdiction and complexity

Alliance is not a law firm and does not provide legal advice. All legal services are performed by licensed attorneys. Attorney fees and legal expenses are billed through escrow or directly, as applicable.
Title-BASED Broker’s Price Opinion (TB-BPO)
$900-$1500 A pricing opinion reflecting the current market value adjusted for known title-related risk. See our Title Price Opinion Page
Lien Removal & Reduction Fee
15% of the value of the lien amount removed
Minimum fee: $500
Calculated on the actual reduction achieved, not the original lien amount
Example: A $100,000 lien reduced to $20,000 results in an $80,000 reduction
Fee due: $12,000
Settlement Funding Requirement:
Alliance does not advance lien settlement funds exceeding $1,000.
Settlement amounts above $1,000 must be remitted by the client within 15 days of request. Failure to fund settlement amounts may result in suspension of services.
Payment Terms
The $5,000 Curative File Opening Fee is due upon acceptance of the file. We will review the file prior to acceptance and contact you of our acceptance prior to any billing.
All additional fees and invoices are due within 15 days of billing.
Accepted Payment Methods:
Certified funds
Wire transfer
Credit card for certain type of services (File Reviews for Curative Strategy Only or Title-Adjusted Price Opinion)

Travel & Expense Reimbursement
When travel is required, the following apply:
Mileage: $0.50 per mile (within 100 miles)
Lodging: At actual cost
Meals: $99 per diem, per day
Air Travel: Time billed at 6 hours per travel day (hourly rate based on personnel type)
Overnight Per Diem: $200 per night, when applicable
Out-Of-Office Days: Billed at 8 hours minimum, not counting travel days.
Related Travel Expenses (Car Rental, Taxes, Tolls, Parking, Etc.) Billed at cost.
Vendor receipts are provided for all billing made at cost.
Third-Party & Pass-Through Costs
Billed at cost and may include:
Recording fees
Certified copies
Court filing fees
Process servers
Publication costs
Surveyors, genealogists, translators, and foreign document services
Expedited / Priority Handling
Time-sensitive matters may be subject to expedited handling fees or premium hourly rates.
General Disclosures
Curative title work is investigative and fact-specific
Fees are earned for work performed regardless of outcome
Alliance reserves the right to decline files that present undue legal, ethical, or feasibility risks
