Title-Based Broker’s Price Opinion (TB-BPO)

 

A Title-Based Broker’s Price Opinion evaluates a property’s market value in light of its title condition, not solely its physical characteristics or comparable sales. Traditional valuations typically assume marketable title; however, unresolved title defects can materially affect a property’s true realizable value.

Each Title-Based BPO is prepared through a coordinated analysis by a licensed real estate broker and a licensed title examiner. The valuation integrates current market data with a structured title examination to identify defects such as ownership gaps, unresolved probate, missing heirs, unreleased or disputed liens, access and easement issues, and other conditions that may impair marketability or delay disposition.

The resulting opinion report reflects both current market conditions and title-related risk, providing investors, lenders, servicers, attorneys, and asset managers with a defensible basis for pricing, slander of title litigation, risk assessment, and exit strategy planning.
